Job title : Workplace Commercial - Project Manager
Who we're looking for
Someone who is proactive, hands-on with a can-do attitude, providing our own department and internal stakeholders with a seamless service.
You'll be responsible for acting as a project and program service leader, supporting Workplace SME's with various projects and initiatives such as Construction and Fit-out projects, Facilities Management initiatives, commercial reviews, benchmarking and tender activity, change and improvement initiatives.
You will be focused on timely delivery within budget and resource constraints,
remaining fully aligned with the long-term interests of the business and working cross functionally with other team members and suppliers to provide ongoing oversight and performance efficiency.
This is a new role, working within our department's Commercial function. The role will include; Communications, scheduling, tracking, recording and prioritising Workplace projects and initiatives, identifying and highlighting critical dates, milestones, key deliverables and creating & maintaining a project directory.
Escalating project slippage and proposing and implementing remediation measures in order to ensure timely delivery. Assisting with the organisation and planning of projects;
Risk analysis, cost estimation and budget management, managing, coordinating, execution, completion and post implementation reporting of projects.
The aim is to create a central function for the department that assists with the commercial aspects of Workplace, the buildings, services we manage and the projects under our remit.
Ensuring that they are properly and proactively managed, controlled and reported and that timing and commercial strategy is developed and delivered in accordance with the requirements of the business.

The team
We're part of Workplace Services, the team that provides Facilities, Estates Management, Utilities, Sustainability, Travel and Physical security services internally to Schroders.

What you'll do
- Manage a PMO (Program Management Office) centralised function; Incorporating external Project Managers, Consultants, Main Contractors, Facilities Management, H&S;, Security, Sustainability - Major projects and initiatives;
- Act as the interface between the PMO and Schroders senior stakeholders;
- Support the Management and tracking of Workplace projects encompassing Suppliers, Services,
Goods and Equipment and their associated rates.
- Supplier performance tracking, governance and due-diligence activity. Either directly or on behalf of / in conjunction with Workplace SME's and Stakeholders;
- Assess risks in conjunction with SME's and consultants and make recommendations based on a thorough analysis of all factors involved.
- Ensuring statutory, regulatory and corporate compliance;
- Oversee refurbishment and fit-out projects ensuring appropriate budget provision, realistic timescales, risk management and stakeholder engagement;
- Always looking for opportunities to strengthen and improve our business and mitigate risks, through partnerships or new initiatives;
- tirelessly working to implement those opportunities;
- Build & maintain and develop relationships with current and prospective suppliers and
- Analysis Provide expert support and data analysis e.g. dilapidation tracking & building occupation statistics, market trends etc.
The knowledge, experience and qualifications you need
- Program or Project management experience in Property, Construction & Fit-out or Facilities Management;
- Commercial management and Procurement experience;
- Health & Safety, NEBOSH, IOSH, CSCS or equivalent experience or accreditation;
- Strong Knowledge of contract conditions, terms and requirements;
- Negotiating and implementation skills;
- Degree qualified, or equivalent / relevant experience;
- Prince II, or equivalent / relevant experience;
- Excellent IT skills;
- Ability to solve problems efficiently and effectively;
- Excellent interpersonal and networking skills, with the ability to communicate effectively at all levels;
- Ability to effectively prioritise a busy workload and meet project deadlines;
- Evidence of new ways of thinking which delivers benefits;
- Ability to influence others;
- Proven record of delivery of planned activity against a business plan and
- Experience of working with Outsource service providers, consultants and external advisors.
The knowledge, experience and qualifications that will help
- Completion of similar roles in similar organisations and
- Member of relevant professional body ,or working towards membership.
